Booking Terms and Conditions

"The tenant" refers to the person making the booking and all persons in their holiday party; "CC" to Craigbittern Cottage.

 

Payment

• Bookings are only confirmed on payment of the deposit.

• The balance of the booking cost is due four weeks before the arrival date commences;  CC does not undertake to send reminders.

• If the balance is not paid by the due date, CC reserves the right to cancel the booking and to re-let the property.

 

Cancellation by the tenant

The deposit is not returnable on cancellation (for the 40% deposit on short break bookings special terms will be advised).

• The balance of the rental cost will remain payable by the due date, but CC will attempt to re-let the property, and if successful will either refund the cost less deposit or waive payment of it (if not yet due).  At the sole discretion of CC, a cancelled booking (and all monies paid/payable) may be transferred to a new date, at the rate applicable thereto.

• We recommend taking out holiday insurance against cancellation.

 

Availability of facilities

The property is available from 3.00 p.m. on the first day of the booking until 10.00 a.m. on the last day.  These times must be strictly adhered to, except by special consent.

• CC shall not be obliged to accept bookings nor to give reasons for declining.

• If the property should not be available owing to damage by fire, storm or any cause beyond the control of CC, then CC shall refund all hire charges paid, and shall bear no further liability.

• If any part of the facilities described (subject to season) should become unavailable owing to unexpected breakdown or factors beyond the control of CC, then all reasonable efforts will be made to restore the provision of the facility as quickly as possible, but the contractual obligation of CC shall be limited to a refund of that proportion of the rental cost which in the sole discretion of CC relates to that provision.

 

The tenant agrees:

To keep the property and its contents in the like condition as at the commencement of the letting, and to leave the property and all crockery, cutlery, glassware and kitchenware in a clean condition.

• To respect the environment of Craigbittern and not to disturb local farm livestock or wildlife.

• Not to exceed the number of persons stated to CC on booking, without prior agreement with CC.

• To vacate the property on the last day of the period booked.

• To allow access at any reasonable time to agents of CC.

• To make good any loss or damage caused directly or indirectly by the tenant to the property, its contents or the grounds.

  

Booking

From Easter to end of October, bookings are weekly from Saturday to Saturday, unless by prior arrangement.

 

Bookings over the Christmas and New Year are on a request basis.

 

• A provisional telephone / email booking will be held for five working days. In the absence of a completed booking form with deposit, the date will be re-advertised.

 

Pets

Maximum two dogs accepted.

• No lurchers, running dogs, or any breed larger than a labrador.

• Details must be notified on the booking form, and CC shall have sole discretion as to acceptance or refusal of pets.

• Pets must be supervised and kept under control at all times.

• Pets must not be left unattended in the property.

• Pets must be house-trained, and kept off the soft furnishings / beds.

Owners must pick up and dispose of any dog dirt responsibly.

Dogs must bring their own beds.

• In the event of pets causing distress or inconvenience to other guests (in the sole opinion of CC), CC is entitled to request the removal of the pet(s) or, if necessary, to terminate the letting.

 

Termination by CC

CC is entitled to terminate the letting without notice if, in the sole opinion of CC, any of the conditions are breached by the tenant, and also to refuse admission to the property to any person who, in the sole opinion of CC, is not suitable to occupy it.  CC shall bear no liability to the tenant beyond refunding all monies paid.

 

General Conditions

We operate a strict No Smoking policy in the cottage.

 

• Tenants are responsible for any breakages, loss or damage which occurs during their stay and any replacement cost of any such loss or damage, or extra cleaning in the cottage.

 

• Defective equipment must be reported on arrival.

 

• The cottage must be left as you found it, in a clean and tidy condition.

 

• The CC reserve the right of access to the cottage at any reasonable time to carry out repairs or any general maintenance required.
